The most important aspect of any design is being able to “Get in the clients head” as I call it, and really gain an understanding of what they’re trying to accomplish with their remodel.
This particular kitchen was in desperate need of natural lighting, (see featured image above), and we came up with a way to solve this dilemma by adding a new roof dormer above with 3 south facing awning windows. This not only brought in some fresh new light but also served as a great source for some added ventilation.
Opening up the space
We also removed a bearing wall that separated the kitchen from the living room which really opened up the space and made the kitchen large enough for an oversized island. Removing the bearing wall required us to install a beam in the ceiling to carry the load of the cathedral ceiling in the living room. We concealed the beam in the ceiling above.
Enlarging the existing kitchen window added even more natural light.
We also utilized some otherwise unusable space by adding a new pantry under the stairs.
Additional Lighting Options
We added several other lighting options to allow different aesthetic affects. Including pendants above the island, a ceiling fan light in the dormer ceiling, Recessed cans, LED tape under cabinet lighting, and track lighting over the kitchen sink and in the living room.
It’s nice to be able to set different moods for different situations.
And this little device was a life saver enabling us to meet code requirements for island outlets.

Other features include beechwood cabinets, Stone tile backsplash, and a stainless steel range hood.
And There Was
Everyone was pleased with the final outcome and we have once again made some great new friends for life and look forward to working with them again in the future.

Just what I was looking for, appreciate it for putting up.
Phil, enjoyed this delightful redesign plan and kitchen renovation! It demonstrates a creative mind who knows how to get around obstacles that might stump others. The project photos left me wanting for more clever examples of how to transform a dreary 1970s or 1980s built home into a light-filled gracious living area. So glad there are still quality builders out there. Keep up the good work HiLine Builders, Inc.

Thank You for your positive Comments J Ross. I haven’t been getting notifications of comments on my blog so I ‘ll make it a point to check in more often.
Happy Holidays!

Before I see the topic I noticed the picture. I was like “ooh..wouldn’t it be nicer with some more natural light?” 😀 Next I saw the title and I was like “Woow…that’s much better..” Thumbs up for the idea and the post.
Thank You. I really appreciate the nice compliment.
How are things going out your way?
